There are two options that we offer:
Option I - If your property was inspected by us through referral and have a listing Agent (Realtor), you (the client) can request posting a snapshot of your property and highlights of attraction (selling points) of property with us with No Additional Cost up to one year or when the property is sold, whichever comes sooner.
Option II - If you would like to list your property with us and have no listing Agent (Realtor), the following are the steps we proceed:
- We will inspect the property. The client pays for inspection, please refer to pricing.
- We generate a report, discuss discrepancies and options for corrective actions,
- The Client corrects/repairs the discrepancies. (The Client pays to 3rd party/contractors),
- We re-inspect and re-generate the report to reflect the corrections on discrepancies,
- We issue a Move-In-Certification, to certify the property,
- We list the property for minimum period of six-months,
- Upon acceptance offer, we will assist client with the transition of sales and escrow process*.
* If the Buyer was found by ISI Associates (listing Agent), our total exclusive service fee is ONLY 3% of selling price. If the Buyer was presented by non-ISI Associates, our total exclusive service fee is ONLY 4% and the commission fee will be split 50/50 between the listing Agent and selling Agent. At either scenario, the cost of closing will maintain as standard guidelines between the Seller and the Buyer per escrow instruction.
